Frozen and bursting pipe prevention

Contact: RMSA staff

Frozen pipes can cause extensive and expensive damage. The main culprit of that expense is the resulting water damage that can spread through a building. Use these tips to help prevent frozen pipes from bursting:

  • Wrap pipes in insulation to protect from freezing temps. Pipes most at risk are in attics, crawl spaces, and ones that run along outside walls.
  • Use caulk or insulation to seal air leaks around pipes. Air leaks are commonly found around electrical wiring, windows, doors and plumbing or air vents.
  • Disconnect hoses, sprinklers, and faucets to outdoor sources to prevent freezing inward through the pipes.
  • Set faucets to a slow drip to prevent freezing.
  • Keep building temps above 55 degrees at all times during cold weather.
  • Have cabinets open to let the building’s heat reach uninsulated pipes beneath sinks.
  • Know the location of the water shutoff valve and shut it off if there is a leak or burst.

These tips are especially important if you have vacant buildings with water. Even if you’re not using the building, make sure to check on them during the winter to help prevent a frozen pipe loss.
